April 1 was a dark day for fashion businesses faced with paying rent for the first time since the Covid-19 pandemic shut down retail across much of the world. For many, their only hope is that their landlords agree to reduce, postpone or even forgive rent until stores reopen.

Landlords have their own bills to pay, of course, and aren’t usually in the business of looking the other way when tenants come up short. But the prospect of storefronts sitting vacant for months — or years — is a powerful motivator.
